When managing your rental property's maintenance, which is usually a lot more work than it sounds like, you'll want to start out by establishing a clear precedence, or baseline, so to speak, regarding the property's overall condition. Document the condition that every single unit, room, cabinet, fixture, ceiling, light bulb, & all else is in, first, before you have any new tenant coming in, taking full, accurate videos & photos & storing them in a location where you know they will be secure, making copies of them as well.
 
This serves as your rightful evidence, should any dispute arise later on, mainly between the tenant (s) & yourself as landlord. You will have something solid with which to back up your every statement, hopefully, especially if it later gets to being “your word against theirs”. In addition to this, preparing a checklist, one for move-in & one for move-out, will not hurt. Nor can internally assessing, then replacing, each door knob, countertop, light switch & receptacle, bulb & even carpet (if you see it already corroding or losing its color). Remember that you are legally responsible to ensure your property is continually up to code, “safety – wise”, & may be penalized if any part of it ever fails to be in compliance with the expected standards, even something as simple as having a sub flooring that is constantly creaking when you walk over it – check out all aspects thoroughly, regularly, to prevent being out of compliance.

Edward's Enterprises' hourly rates for rental unit maintenance & REO repairs:

 

$109* for the first hour of each trip & $69 an hour after that (that's for 1 employee, with a 2 hour minimum)

These are the typical cash or check hourly rates for labor we charge our customers for turn-over repair work orders (not including materials or dump disposal fees).
 
Some projects require more than 1 employee, in which case the rate per hour would be higher to allow for the extra employees.

Repair Reo Property Plumbing Electrical Misc - RepairWe charge for all time allotted to a customer's project, including purchasing & delivering materials, or offsite work like painting lumber prior to an installation, or for the time to dispose of debris. This allows us to take on smaller projects for our property owner clients, rather than only lump sum projects with much higher minimums to show up.

    Office: Monday through Friday 8:00am to 5:00pm by phone in our office to schedule projects & ask questions about repair jobs.

     
    Field: As far as scheduling work, for our typical rates listed above (I know we didn't skip that section) we normally schedule work Monday through Friday from 7am to 4pm (holidays, meetings, kids with flus may affect availability).

    Repair Reo Property Storage Shed Demo - RepairMost handyman requests get a 2 hour window of arrival, so plan on something like 8am to 10am, or 9am to 11am, or even 1pm to 3pm window.
     
    Expect to pay a bit more if you need us to come outside of those times, or different restrictions like job minimums, etc.
     
    We are available for emergency hourly repair work based on a first come first serve system & whether or not we have a crew available. Expect to pay more for these types of calls.
